The Walsh Geotechnical team provided planning approval and sign off for land contamination related planning conditions for Knight Dragon development plots in Greenwich.

The Greenwich peninsula is heavily contaminated from its past use as a gas works in the late nineteenth century. Subsequent development has resulted in much of the historic contamination remaining in-situ beneath a managed cover layer system and marker layer. The majority of the peninsula falls under an Environmental Management System (EMS) managed by selected consultants, on behalf of the local planning authority.

In satisfying the EMS methodology, Walsh provided detailed geoenvironmental and contamination reporting for two plots across the site.

Our work has included:

Detailed quantitative gas risk assessments

This assessment rationalised gas protection requirements and was made possible through direct liaison between the Geo team and Walsh Structural team to confirm building room uses, ventilation rates, and structural details.

Foundation Works Risk Assessment

This assessment is a planning requirement on the peninsula and the document was rationalised to ensure that piles were not terminated unnecessarily short within a stratum that would restrict end-bearing capacity. Working in liaison with the Walsh Structural team, the Walsh Geo team were able to confirm pile capacity requirements and avoid unnecessary delays in resubmission.

Provision of Works Method Statement (WMS)

This documentation confirmed remediation and verification requirements for planning and to mitigate ongoing risks. Typically these are simple Ground Investigation / Geo-Environmental Reports, however there is an added level of
scrutiny here due to Greenwich Peninsula requirements.

Ground Movement Assessment

We provided a Ground Movement Assessment to calculate the impact of the proposed construction on critical Thames Water infrastructure running parallel to the site boundary.
